Site Evaluation & Planning
We visit your site to assess soil conditions, access, utilities, and local permitting requirements. This informs the design and helps us give you an accurate estimate.
Design & Proposal
We work with you on floor plans, materials, and specifications. Once the design is finalized, we provide a detailed written proposal with transparent line-item pricing.
Permitting & Pre-Construction
We handle all permit applications and coordinate with local building departments in Shoshone, Kootenai, Bonner, and Boundary counties. We schedule subcontractors and order materials.
Foundation & Framing
Our crew breaks ground, pours the foundation, and frames the structure. This is where your build takes physical shape. We keep you updated at every milestone.
Systems & Envelope
Rough electrical, plumbing, HVAC, insulation, and exterior sheathing are installed. Inspections are completed at each required stage.
Interior Finishes
Drywall, flooring, cabinetry, trim, fixtures, and paint are installed to your specifications. This is where your vision becomes a finished space.
Final Walkthrough & Handover
We walk through the completed structure with you, address any punch list items, and hand over your keys along with your lifetime warranty documentation.

A custom home in North Idaho typically takes 8-14 months from permit approval to final walkthrough, depending on size, complexity, and site conditions. Barndominiums are often faster, typically 4-8 months, and fully finished pole buildings typically take 2-5 months.
Yes. NEXGEN Building Group manages all permitting with local building departments throughout North Idaho and Western Montana.
Minor changes can often be accommodated during construction. Significant changes to scope, materials, or layout after framing may affect timeline and cost. We discuss change order procedures upfront so there are no surprises.
No. We can provide preliminary estimates before you own land. However, a site visit is required for a final detailed quote, as site conditions significantly affect foundation and access costs.
